A state-of-the-art development
Prologis is working with local business Palletways UK, the country’s leading palletised freight network, to bring forward plans for a new 640,000 sq ft national headquarters at Prologis Park Fradley, Lichfield. The new headquarters will consolidate Palletways’ existing operations at Fradley Park, create space for future growth, and raise the bar for sustainable logistics buildings in the UK.
As part of our commitment to delivering long-term value to the local community, Prologis recognises the opportunity to create a meaningful active travel connection in this area. The proposed route, linking Wood End Lane in the north to the A38 in the southeast, would form a continuous, accessible corridor for pedestrians and cyclists. It would improve connectivity between Fradley and Streethay offering a safer, more attractive alternative to travelling alongside the A38. This standout feature will boost local mobility, support healthier lifestyles, and deliver lasting value for residents, workers, and businesses alike.

Site location and masterplan
The site is situated to the south of Fradley Park. It lies to the west of the A38 and to the north and east of the proposed HS2 route, which is currently under construction.

Your questions answered
What sort of jobs will be provided onsite?
The site will cater to a range of roles related to distribution and warehousing, similar to what Palletways currently offers across their three existing sites. This could include roles in operations, customer service, IT, commercial and more.
Is there really need for more development at Fradley Park?
This site is being brought forward as a purpose-built facility, directly in response to the needs of an existing local business that is seeking a suitable headquarters to meet its future needs.
What will the building look like?
We are in the process of finalising the details of the proposals ahead of submitting a planning application to Lichfield District Council. The overall design of this building will evolve from and align with the existing buildings at Prologis Park Fradley.
What will you be doing to incorporate sustainability into these proposals?
The proposals will target EPC A+ and BREEAM Outstanding ratings, placing it among the UK’s top-performing industrial buildings for energy efficiency.
In construction, we will be focusing on using sustainable and responsibly sourced materials. In operation, the building will feature rooftop solar panels, rainwater harvesting and high-efficiency systems to reduce emissions and running costs. We will be working hard to create enhanced environments for health and wellbeing and enhance ecology onsite.
How long will construction take?
Subject to obtaining planning approval we would anticipate construction to last 12 months.
How will you manage the impact of construction on the community?
As part of any planning permission, we will be required to have a construction management plan in place. This plan will detail how we will minimise disruption to the community during construction. It will cover things like managing traffic, controlling noise and dust, and agreed construction hours.
How will you manage noise from the development once it’s operational?
A noise assessment is being carried out and suitable mitigation will be provided if required.
How will the development affect local roads and traffic flow?
A Transport Assessment is being prepared as part of the planning process that will fully consider the development’s impact on the surrounding road network. The site benefits from excellent access to the strategic road network and the proposals are not expected to add significant traffic during the peak periods. A Travel Plan is also being developed with Palletways to encourage active and sustainable travel options which would be supported by the proposed new walking and cycling route through the site improving connections between Fradley and Streethay.
